Not to mention getting a call at 6:30 that the water heater in Napa was leaking. Got a replacement ordered and installed by the end of the day along with new pipes, hoses, and shutoff valves. I was at work so I'm pretty amazed it all literally came apart, and came together, plus a certain resident was highly, and competently, involved.

formula 1 racer?!! @:Tell the 'certain resident' to attach a garden hose to the threaded bottom valve and drain for 5 min. every other month to blow out sediment. My plumber (with name on the van) explained that not doing so was "the mainstay of his profe$$ion...!"

Well the collar was racing plus the background looked like a track. So I started with "all european women race drivers"...decided to narrow the field twixt rally and formula 1 after I determined she appeared too old for motorcycles... and there are only 5 euro women formula 1 drivers in history...Ms. Lombardi was choice 2. voila! I'll have something shortly.
