Sail Simulator 5 is very good. The physic of sail and water are the closest to RL sailing IMO.

I can sail this sim for hours without getting bored.graphics are great and if your're a noob to sailing(like myself) you can let the AI help in Beating, Running, Reaching, Tacking and Gybing the sails,all or some,for you.
and something I like;you can edit the skins in this sim to your liking(outside of the programm,that is).
