Thanks Pedrobas. I'm doing everything now to try resolve the lag and CTD. If I won't manage to solve it I will try making a fresh windows installation and test once more. I see people with the same rig as mine not having any issues so it must be something with the software. I usually make a fresh Win 7 installation once a year so it's almost time to make one. I will be devastated if I don't manage to solve this problem.
